“Avito Real Estate”: the demand for renting apartments in the elite areas of Moscow has grown by almost 70% over the month

In January 2023, the demand of Moscow residents for renting apartments in the elite areas of the capital increased by 68.9% compared to last year, follows from the Avito Nedvizhimost report. Most often, Muscovites became interested in renting apartments in the districts of Khamovniki (+89%) and Zamoskvorechye (+66%). At the same time, the demand for rental apartments on the Arbat and Ramenki decreased by 17% and 28%, respectively.

In January, Moscow residents rented the most apartments in the Patriarch’s Ponds area (Presnensky district), in Ramenki and on Taganka. They account for 29.1%, 16.8% and 14.5% of the total demand for rental apartments in elite areas, respectively. The cost of renting an apartment on the Arbat is about 200 thousand rubles. per month, in the Presnensky district – 190 thousand rubles, in Khamovniki – 180 thousand rubles.

At the same time, the number of offers on the long-term rental market in the elite areas of Moscow decreased by 2–13% over the year. Over the past month, the price of renting apartments in such areas has also changed. Thus, apartments on the Arbat fell in price by 4.8%, in the Presnensky district – by 2.6%, while the cost of rent in Khamovniki and the Tverskoy district increased by 12.5% ​​and 6.7%, respectively.

In recent months, apartment rental prices have decreased not only in the capital, but also in many other regions. According to Yandex Real Estate, in January, rental rates in Moscow decreased by 2% compared to December, and in February – by 3% compared to January. The main reason for cheaper rental housing in Moscow was the unfavorable external background, causing uncertainty in the economy.
