“Avito”: Moscow came in second place in terms of lower prices for apartments

In the fourth quarter of 2022, apartments in new buildings in large Russian cities fell most of all in Volgograd (by 7%, on average to 4.2 million rubles), Moscow and Kaliningrad (in both – by 6%, to 12.9 and 5 .9 million rubles, respectively). Also, the cost of new buildings decreased in:
- Chelyabinsk (by 5%, up to 3.9 million rubles);
- Sevastopol (5%, 5.4 million rubles);
- Voronezh (4%, up to 4.4 million rubles);
- Tomsk (4%, up to 5.9 million rubles);
- Leningrad region (3%, up to 5.5 million rubles);
- Yaroslavl (3%, up to 4.7 million rubles).
In general, new buildings in Russia became cheaper by 1%. The average price of an apartment dropped to 5.9 million rubles. Most of all, multi-room apartments (from four rooms and more) fell in price – by 10%, and open-plan objects – by 9%. One-room apartments became cheaper by 2%, two-room apartments – by 1%, studios – by 0.8%.
Most of all during the reporting period, housing has risen in price in Simferopol (by 8%, to 6 million rubles), Krasnodar (7%, to 5.9 million rubles), Novosibirsk (7%, to 5.7 million rubles), Omsk (6%, up to 5 million rubles), Bryansk (5%, up to 4.8 million rubles).
Demand (number of views) for new buildings in the country increased by an average of 5%. It increased the most in Tomsk (+57%), Ryazan (+46%), Tula (+43%), Simferopol (+32%) and Yaroslavl (30%). In Moscow, demand rose by 2%. It decreased in Sevastopol (by 19%), Rostov-on-Don (13%) and St. Petersburg.
According to analysts, supply growth and low activity of buyers are holding back prices in the secondary real estate market: the average cost of housing is stagnating, and most transactions are still concluded at a discount. With an average discount of 5.6% for an urgent sale, it can reach 20%.
