Avito: demand for studios in Moscow increased by 65% over the year

Demand for the purchase of apartments in the secondary housing stock of Moscow increased by 23.9% in February compared to the same indicator in 2022. The demand for studios grew the most – 65% more Muscovites became interested in them. This is evidenced by the data of the Avito Real Estate platform.
According to Avito Nedvizhimost, in February, the demand for “three rubles” and multi-room apartments also increased – by 34.7% and 32.8%, respectively, for “odnushki” and “dvushki” – by 13.9% and 17.6 % respectively. Demand for free-plan apartments increased by 10.8%.
The volume of supply in the Moscow secondary real estate market in February increased by 3.3% compared to January. At the same time, compared to February 2022, the volume increased by 34.8%.
“Sellers, as at the end of 2022, are ready to provide discounts of 5-10% on average from the declared price. In some cases, more. We see on the platform that the owners, who initially offered properties at inflated prices or even at market prices, after a longer period of placing an ad, begin to reduce the price. And the exposition time is now increasing. Therefore, it is possible to find housing on the market at a better price and with better characteristics,” explained Sergey Khakhulin, head of secondary and suburban real estate at Avito.
