“A record price increase was registered in Zelenograd” – Kommersant FM

Prices in new Moscow comfort and business class buildings have increased significantly in 2023. In every second comfort-class complex and in every fourth business-class complex, the cost of a residential meter has increased by at least 20%, according to experts from Urban and bnMAP.pro.

In total, the exposition of the capital’s primary market presented almost 100 comfort-class residential complexes and slightly less than 80 new business-class houses, in which sales were opened, and at least five lots were offered to customers to choose from. Negative dynamics were recorded only in seven objects in the “comfort” segment and in ten in the “business” segment. Approximately the same number of addresses did not change prices.

In general, developers were more active in revising prices and raising them specifically in projects aimed at a mass audience. Moreover, in only 14 cases the rise in price per square meter was limited to 10%. An increase of 10-20% has already been noted in 20 new buildings. Next in the ranking is a group of 25 residential complexes, where from January to December 2023 supply increased in price by 20% to 30%, and this is the most common scenario within the segment.

A quarter of all comfort-class projects (23 new buildings) exceeded the cost growth rate of 30%. The record was registered in a large project in Zelenograd – plus 52%. Second and third places are occupied by three new buildings in the east of the city: two in the Nizhny Novgorod district and one in the Metrogorodok district. In business class, an increase of 30% is less common; such results were recorded in only six projects.
