The company that manages the Yakhroma ski resort near Moscow may buy out more than 45 hectares that belonged near Krasnogorsk to the ex-owners of Promsvyazbank, brothers Alexei and Dmitry Ananiev. Investments in the creation of a recreation center in this place may exceed 2 billion rubles. However, market participants doubt that such a project will be more profitable than building up the territory with cottages.

LLC “Krona” can buy 45.4 hectares near Nakhabino in the Krasnogorsk district of the Moscow region for 533.3 million rubles. This follows from the bidding protocol published in the federal bankruptcy register as part of the sale of the property of Partner Capital, previously controlled by the structures of the PSN development company Dmitry and Alexei Ananiev (also owned Promsvyazbank). The phone of the bankruptcy trustee “Partner-Capital” was unavailable for calls. The contact details of Krona are not indicated in the materials of the auction and the Unified State Register of Legal Entities.

According to Kartoteka.ru, Marieta Arakelyan is the sole owner of Krona LLC. She is also the founder of Yakhromapark LLC, the operator of the Yakhroma sports and entertainment park in Dmitrov, Moscow Region. Yakhroma found it difficult to promptly answer Kommersant’s questions about plans for a new project.

The Yakhroma park was launched in 2002, the project was implemented by the Konkor group, which was then associated with Vladimir Kononov (now he is a State Duma deputy) on the market. Now there are four ski slopes in Yakhroma, two small hotels with 73 rooms, cottages for short-term rent. Kommersant’s interlocutor in the hotel market claims that Konkor’s structures control Yakhroma even now. It was not possible to contact the company itself.

The land near Nakhabino is not the first plot in the Krasnogorsk region, which is being sold as part of the bankruptcy proceedings of Partner-Capital. Previously, 93 hectares on the balance sheet of this company and Promresurs LLC, acquired LLC “B-group” for 1.34 billion rubles. All these lands are pledged to Promsvyazbank, it follows from the auction materials. According to the public cadastral map, the site near Nakhabino is now classified as industrial land that can be used for defense needs. Changing the type of permitted use in this case can be costly and technically difficult, warns the managing partner of the Meta group Maxim Leshchev.

Although the expert calls the location itself extremely successful due to its proximity to Moscow, good transport accessibility, proximity to prestigious villages. The land is now occupied by forest and is technically suitable for construction, he notes. Mr. Leshchev does not believe that when building a site with individual houses, the owner will be able to get about 4 billion rubles for it.

Scaling the concept of the Yakhroma park to a new territory, according to the managing partner of Ivashkevich Hospitality Stanislav Ivashkevich, carries some risks. The expert calls the short season the main one: “Snow cover can only last from January to mid-February.”

Such a project, in his opinion, in any case should include the construction of a country hotel with about 200 rooms and the creation of infrastructure for summer holidays. Investments in construction will amount from 2 billion rubles, according to Mr. Ivashkevich. Based on the presence of risks and relatively large investments, the expert does not exclude that the investor will provide for the project to have housing for sale, for example, country houses.

The general director of the Dolphin tour operator, Sergei Romashkin, points out that suburban hotels and recreation centers in the vicinity of Moscow are in high demand against the backdrop of restrictions on traveling abroad and limited operation of southern airports. Hotels in the Moscow region, according to him, have consistently been among the most popular for bookings over the past year. But still, the expert doubts that the creation of such a project will be more profitable than the sale of land for development. According to him, all country hotels now have consistently high occupancy only on weekends and holidays, but there are difficulties with occupancy on weekdays.
