A large-scale fire at the Wildberries warehouse complex in Shushary in St. Petersburg forced the marketplace to quickly look for new logistics capacities. In conditions of a serious shortage of such space in the region, the company temporarily rented warehouse space from other players – retailers VseInstrumenty.ru and Lenta, which collectively transferred about 37.4 thousand sq. m. m. According to Kommersant, Wildberries will focus on the construction of a new facility. Experts warn that after a series of such large fires, supervisory authorities will inspect new marketplace facilities more carefully.
Wildberries closed a deal to sublease 27.9 thousand sq. m. m in the logopark “PNK Park Shushary-3” in St. Petersburg with the DIY retailer “VseInstrumenty.ru,” two sources in the real estate market told Kommersant. This information was confirmed by the parties and the transaction consultant IBC Real Estate. Artem Serenko, director for product distribution development at VseInstrumenty.ru, noted that there is still free space in the complex. Wildberries added that the marketplace will open a new sorting center in early February.
On January 13, Wildberries’ own warehouse in Shushary with an area of 105.8 thousand square meters caught fire. m. The fire area was 70 thousand square meters. m, after which the building collapsed and the goods stored there were destroyed. After the fire, Gosstroynadzor stated that the warehouse was operating illegally and did not have an application for commissioning. The company claims that the warehouse has received a conclusion on compliance with city planning regulations and safety requirements. Nevertheless, the Investigative Committee of the Russian Federation opened a criminal case against unidentified persons under the article on abuse of power. The general director of Infoline-Analytics, Mikhail Burmistrov, previously estimated the amount of damage from the fire to the marketplace at 17 billion rubles.
After the fire, Wildberries began actively looking for space in St. Petersburg to replace those that burned down. The marketplace also rented 9.5 thousand square meters. m in the warehouse of the Lenta grocery chain at 345 Moskovskoye Shosse. In addition, Wildberries occupies space in MLP Utkina Zavod (18 thousand sq. m), in Armada Park (6.5 thousand sq. m) and in “Raum Parnas-1”.
According to NF Group partner Konstantin Fomichenko, Wildberries will pay 360–400 million rubles for two new warehouses. annually. At the same time, there is a possibility that sublease will cost a little less than direct rent in newly built facilities, notes Viktor Afanasenko, regional director of the Nikoliers warehouse and industrial real estate department. The opposite situation is also possible: the marketplace could pay a premium rate for an expeditious move and to maintain its logistics operations, the expert adds.
Renting a warehouse from another player, and not directly from the owner of the complex, is a necessary measure. The supply of large objects is sporadic, which could be the reason for the decision to sublease, believes the director of Ricci | Warehouses” Dmitry Gerastovsky. Now in the market of St. Petersburg and the Leningrad region, the share of free warehouse space has dropped to its lowest level in the entire history of the market – to 0.3%, as calculated by NF Group. According to consultants, this was facilitated by the active development of marketplaces.
A Kommersant source in the real estate market knows that Wildberries further intends to focus on restoring the burnt facility, as well as accelerating the completion of the logo park in the M10 industrial complex, located in the Tosnensky district of the Leningrad region. Wildberries said that they are now assessing the required amount of investment to restore the burnt logo park.
After a series of such cases, a Kommersant source in the real estate market says, some owners of logistics real estate began to refuse potential rentals to marketplaces, citing a high fire hazard. In 2022, another large marketplace also had a fire in its warehouse. Then Ozon lost the logo park with an area of 50 thousand square meters rented in Istra near Moscow. m. After such events, summarizes the commercial director of the Dmitrov Logopark Alexander Perfilyev, all supervisory authorities will literally “under a magnifying glass” examine the warehouse projects of Wildberries and other marketplaces.
