Most, of course, focus on budget. Economy-segment houses are objects worth up to 12 million rubles, comfort-class houses in the “move in and live” format – up to 25 million rubles. At the same time, against the backdrop of rising construction costs, the average area of ​​the most popular houses is gradually decreasing. Previously, a house of 150-180 square meters was considered standard. m, now increasingly the most popular option is 100-120 sq. m.

At the same time, studio houses are also beginning to appear on the market – individual buildings with an area of ​​50-60 square meters. m, which, in fact, repeat the same story that happened before with apartments.

Their cost has increased, and, accordingly, in order to ensure an acceptable price for buyers, the area began to be reduced. But at the same time, the cost of such houses is comparable, and sometimes lower, than the cost of a one-room apartment in similar cities.”

According to experts interviewed by Kommersant FM, interest in small private houses will only increase this year. This is due to the limit on preferential mortgages: the cost of the lot should not exceed 12 million rubles. for residents of Moscow and the region. If all criteria are met, the rate will be about 8%. According to Dom.RF, in February the average rate for the purchase of a finished property was just over 17% per annum, and for construction – over 16.5%.

Nowadays it has become more difficult to get a mortgage, so buyers are increasingly looking at ready-made options, explained Alexander Gusev, editor-in-chief of the Construction information agency: “According to surveys of some independent sources, one can judge that people are starting to think about whether it makes sense to take out a mortgage from high rate? Maybe buy ready-made housing?

The question is that we do not have a market for the sale of civilized built housing. As a rule, a realtor is looking for something somewhere, transmits information to a potential buyer, he comes for an inspection, but there is no examination or design estimates. That’s why sometimes people doubt: the house looks beautiful from the outside, but if you buy it, then problems will begin. Although now the picture is changing.

When considering an application for a mortgage for the construction of a private house, the bank will be quite right if it requests design and estimate documentation for this object, what you want to build there. This is already a civilized approach. Or when construction is completed, you must receive a document stating that you have put the house into operation, and then this issue will be considered closed, which is also very correct.”

When purchasing luxury suburban real estate, areas in the west of the capital are most often chosen – Novorizhskoye and Rublevo-Uspenskoye highways, New Moscow and partially northwestern locations, market players told Kommersant FM. At the same time, over the past two years, the cost of one hundred square meters has decreased from more than 4 million rubles. up to 3.5 million rubles. According to experts, this is due to the appearance on the primary market of new cottage villages in which land plots are sold without a contract.

Things are different in the secondary housing segment, notes Tatyana Alekseeva, director of the country real estate department at NF Group: “Here we are seeing a decent deficit, and the cost per hundred square meters in this context has recently increased by almost 52%. Now on the secondary market the cost of land in our directions – New Riga, Rublevka – exceeds 4 million rubles. per hundred. In some cases, in some top locations in cottage villages, it can reach $200 thousand.

If we talk about what is being built now, these are mostly houses with modern architecture, fairly high ceilings, and panoramic glazing. This is something that is now absolutely in demand among our clients.

In terms of volume, these are small buildings of 250-400 square meters. m. And there is a trend towards two-story houses, that is, without basement floors and attic floors. There is also a separate demand for one-story projects.”

Market participants are also paying attention to the return of families to the format of the so-called family nest. As Kommersant FM’s interlocutors note, at least two cottage villages have appeared, which feature land plots measuring 30-50 acres. As part of a mandatory contract, they plan to build houses with an area of ​​1 thousand square meters. m, it is assumed that all family members will be able to accommodate them.
