Kommersant FM columnist Svetlana Bardina talks about which locations in the Central District are the most prestigious and promising for purchasing housing.

Among all the metropolitan areas where high-budget new buildings are presented, Khamovniki and Presnya occupy a special position. This is not the first time that they have risen to the top of the ranking of the most popular locations in the city. But, according to specialists from the Best-Novostroy company, they are increasingly competing with two more districts – Taganka and Dorogomilovo.

Khamovniki, considered perhaps the most environmentally friendly area of the center, has long ceased to represent a development discovery. Over the course of several years, the area has become one of the most prestigious places to live. The Presnensky district remained undervalued by developers for many years. But the shortage of plots in the center and the new course of city development, aimed at renovating former industrial zones, have significantly adjusted the balance of power in the segment of new buildings.

The Tagansky district should be classified as one of the most unusual and diverse in the Central District – tenement buildings of the 19th century here coexist with Khrushchev-era buildings and high-budget properties. Many potential buyers still call Ostozhenka the main luxury location, brokers note. Although this concept today is much broader than the “Golden Mile” and the Patriarch’s Ponds. Thus, it is Taganka that has made significant progress in the segment of expensive properties, displacing a number of districts in the Central District.

Dorogomilovo is also included in the top rating. Until recently, dense historical buildings did not provide a chance for new projects in the location. And now Dorogomilovo is in 15th place in terms of the number of residential complexes under construction. Experts at IQ Estate believe that “if the infrastructural development of the area occurs, it creates additional potential for an increase in the cost of residential meters. Purchasing housing here is becoming more promising than in other areas where prices have reached their ceiling.”
