The total area of ​​unsold apartments in new buildings in Russia has reached 66 million square meters. m, or 66% of the total volume of housing under construction – this is the maximum figure at least since January 2020. Mikhail Burmistrov, CEO of INFOLine-Analytics, said that 66 million sq. m – the highest rate of unsold apartments in the history of the modern Russian housing market.

According to the Dom.RF analytical center, the total area of ​​unsold apartments in new buildings exceeds 41 million square meters. m. This is 44% more than at the beginning of 2021. Another 25 million sq. m of housing under construction are projects in which sales are not yet open.

In January 2020, the area of ​​unsold housing was almost 62 million square meters. m. 60% of the objects at that time were under construction. By the end of 2020, this figure was about 53 million square meters. m – against the backdrop of the launch of preferential mortgages, which began to operate after the start of the pandemic. In 2021, depending on the month, the area of ​​unsold apartments ranged from 51 million to 59 million square meters. m.

Mr. Burmistrov noted that despite the increase in the share of unsold apartments, the situation with financing in the housing construction segment so far looks favorable and will remain at this level until the end of the first half of 2023. According to him, while developers have the opportunity to delay the commissioning of objects without fines.

Some experts, polled by RBC, believe that the increase in the number of unsold apartments is associated with a drop in demand for housing in large cities. According to experts, demand may fall even more amid the termination of the preferential mortgage program, that is, from 2023.
