The next increase in the share and number of urgent sale ads was recorded from September 18th. “That is, the activity of owners in urgent sales began to grow even a few days before the announced partial mobilization,” the study notes.
The average cost of 1 square. m for ads with urgent sales at the beginning of November amounted to 100.8 thousand rubles, which is 5.1% lower than the average prices for the entire secondary market. In early March, the average discount reached 4.7%, in July the discount increased to a maximum value of 5.8%. The study notes that one in five apartments marked “urgent” is for sale in a new building that has been built in the last three years. Accordingly, the study says, apartment sellers “urgently withdraw previously invested funds.”
“Despite the record share of such ads, sellers are not ready to go for big discounts, but at the same time, buyers have more opportunities to bargain already in the process of substantive negotiations, and not at the stage of searching for ads. According to Avito Nedvizhimost, in the third quarter of 2022, the demand for secondary real estate in 33 cities of Russia increased by 31% compared to the local minimum recorded in the second quarter. At the same time, analysts also noted high discounts, the value of which reached from 5% to 10%. Analysts at the price aggregator Price.ru reported a drop in online demand for the purchase and rental of housing in the second half of September – early October against the background of the announcement of partial mobilization.
