The Moscow real estate market is experiencing a shortage of small-sized housing

The shortage of apartments, apartments and co-livings of small area continues to be noticeable, said the president of Becar Asset Management Alexander Sharapov at the conference April theses. “There are only 4% of studios on the market, and almost 10% of large four-, five- and six-room apartments. There is a shortage of studios these days. Young people under 35 who are in a relationship now often do not live together. Each of them needs a separate apartment. This segment is in short supply. It is in this segment that the greatest demand is now, despite the fact that the market is going through a crisis,” said Mr. Sharapov.

At the same time, as the expert clarified, the cost of renting studios in Moscow over the past year has fallen by 6%, while large apartments have fallen in rental prices by 30%. “The market is experiencing a shortage of small apartments, which are also minimally sensitive to crisis phenomena in terms of rental prices,” summed up Mr. Sharapov.

According to the World of Apartments real estate listings database, the average price per square meter of small apartments in the secondary housing market in Russian cities has grown by 13% over the year. At the same time, the average area of ​​an apartment decreased by 1 sq. m. Over the past year, a square meter of small-sized apartments has increased in price everywhere, except for four cities – Belgorod (-2.9%), Sevastopol (-2.6%), Krasnodar (-1.8%) and Moscow (-1, 8%).
