In the Russian regions, with the exception of million-plus cities, the demand for housing is 50% lower than last year, said Deputy Minister of Construction Nikita Stasishin. According to him, the situation is stabilizing in the Moscow region, the Leningrad region, St. Petersburg and in large cities, but still the demand is still lower than last year’s figures.
“In the regions, excluding million-plus cities, demand is recovering, but not as fast as we would like, and is at a level lower by 50% than last year. Those who say that everything is fine, let them go to Ulyanovsk, Kostroma, Novgorod and see the real picture,” Mr. Stasishin told RIA Novosti at the Eastern Economic Forum.
The Deputy Minister believes that a reduction in the cost per square meter of housing and an increase in the availability of mortgage programs could help. The Ministry of Construction is also in favor of extending preferential mortgages, otherwise it will be difficult for the department to meet the target for the annual commissioning of 120 million square meters. m of housing by 2030, said Nikita Stasishin.
For the first half of 2022, the volume of commissioning in housing construction grew up by 44% in annual terms, up to 52.6 million sq. m. m. However, over the same period, the number of large residential complexes brought to market decreased by 22%. The decline in buyer activity and the increase in construction costs forced developers to take a wait-and-see attitude.
