Kommersant FM columnist Svetlana Bardina talks about why living in skyscrapers is gaining popularity, and low- and mid-rise construction is moving into the high-budget real estate segment.

High-rise construction is one of the brightest trends in the segment of new buildings in the capital; more and more skyscrapers are being built. Many clients are becoming close to the concept of vertical streets, which allows them to get everything they need for a comfortable life without leaving their residential complex. Such projects occupy a significant share of the exhibition, and there are fewer and fewer mid- and low-rise buildings. According to experts from the bnMap.pro service and the Best-Novostroy company, in the primary market of Moscow, within its old borders, the minimum share of medium- and low-rise buildings has been recorded since 2020 – within 9.5%. This is the minimum figure for five years; in 2020 it was almost 15%.

Low-rise buildings are houses with no more than four floors. There are now 18 such facilities in Moscow, accounting for just over 1.5%. A share of around 8% is occupied by mid-rise buildings (from five to nine floors); 84 such projects are presented on the market. Buildings with ten or more floors are classified as multi-story; these are 995 buildings or 90% of the supply. Low- and mid-rise construction is now typical mainly for high-budget real estate, brokers note. According to data as of the beginning of April 2024, the average cost per square meter in mid-rise buildings is 1.293 million rubles, in low-rise buildings – 1.220 million rubles, and in high-rise buildings – 485 thousand rubles.
