Another enterprise of the bankrupt Nastyusha Group of Companies, Igor Pinkevich, has found a new owner. Bakery No. 8, built in the 1930s in the east of Moscow, was bought out by co-owner of the packaging and stationery supplier AO Opticom Boris Grabchinsky. Market participants doubt that the industrial site will retain its purpose: it is more profitable to build housing on this site, from the sale of which you can get about 16 billion rubles.

According to SPARK-Interfax, Boris Grabchinsky owns 49% in Opticom JSC, which supplies packaging and stationery for business. The remaining 51% of the company belongs to Maxim Rogozhko. The company’s revenue in 2021 amounted to 12.8 billion rubles, net profit – 678 million rubles.

JSC Opticom did not provide comments.

This is not the first purchase of sites by the shareholders of JSC “Optic”. In January 2023, Maxim Rogozhko purchased 3.4 hectares for RUB 124 million. on Bolshaya Butovskaya Street in the south of Moscow, the asset belonged to the bankrupt Uyut Camping Butovo JSC.

Bakery No. 8 was launched in 1932, since 2007 it was part of the Nastyusha group of Igor Pinkevich. In 2017, the businessman was detained on suspicion of embezzling funds from equity holders for the construction of the Tsaritsyno residential complex in the south of Moscow. In 2018, Mr. Pinkevich and Nastya were declared bankrupt. In the same year, bakery No. 8 was stopped due to debts, delays in paying salaries to employees reached four months. On this occasion, a criminal case was opened, in which the director of the enterprise, Yan Solovyov, was detained.

With the participation of the Moscow City Hall, the enterprise was transferred to the management of the Cheryomushki company. A Kommersant source in the industry says that the company has not managed this enterprise for several years. Cheryomushki did not respond to Kommersant’s request.

Alexei Bogdanov, managing partner of Ricci, considers the acquisition price of the asset at 342 million rubles. below market. Industrial real estate in this area is possible, but you should not count on high profitability, notes Galiya Chelysheva, deputy director of the CORE.XP strategic consulting department. The buyer of the property is unlikely to use the bakery for its intended purpose, a more realistic scenario is the construction of housing on this site, says independent expert Andrei Novikov.

On the site of the former bakery No. 8, it is possible to build a residential complex for 50-70 thousand square meters. m, the cost of such a project will amount to 7 billion rubles, and the proceeds from the sale of apartments – 13-16 billion rubles, Timur Ryvkin, director of the land development department at Nikoliers, calculated. Office real estate in this location will not be as liquid as housing, Alexey Bogdanov agrees.

Based on the attractive price of purchasing the site, the new owner has a lot of options for the development of the site – to obtain permits and sell it to the developer, or to build it on his own or with the involvement of a partner, Mr. Ryvkin adds. However, in the case of the implementation of a residential project, the owner will have to change the type of permitted use of the site, and these are high costs, reminds Andrey Novikov.

This is not the first transaction for the sale of the property of Nastyusha Group of Companies. In July 2022, Bakery No. 18 in the north of Moscow, which belonged to the company, was bought out by the structures of the Bestcon Group of Companies (see Kommersant dated July 29, 2022). Experts believed that 30-40 thousand square meters could be built on the site. m of housing, investment in the project will amount to 4-5 billion rubles, the proceeds from the sale – 10-12 billion rubles.
