The businessman’s structures have long had plans to buy the Rochdelskaya business center, since it is located next to Trekhgornaya Manufactory, where one of the main offices of Basic Element is located, said CMWP partner Konstantin Lebedev. Oleg Deripaska’s structures have not replenished their real estate portfolio for a long time. The long absence of active actions in the market could be caused by waiting for the optimal moment to invest, says Victoria Petrova, director of the department of financial markets and investments at NF Group. The purchase of the Rochdelskaya business center may be due to confidence in its potential for income, she adds. Ms. Petrova believes that 2.88 billion rubles is an “adequate amount” for the purchase of an object, given its area and location. True, Konstantin Lebedev admits, “the building is no longer fresh.”

Recently, investors and end users have been actively investing in office real estate.
