Sberbank to raise mortgage rates by 2 percentage points from August 22 – Kommersant

Sberbank, due to the increase in the key rate to 12% from August 22, will increase by 2 percentage points the rates on basic mortgage programs for secondary housing and new buildings, reported TASS bank press office. Thus, the minimum mortgage rate for secondary housing will increase from 11.7% to 13.7%, for new buildings – from 11.4% to 13.4%.
The press service stressed that it will be possible to get a mortgage at current rates if the client submits an application before August 22.
In addition, from August 18, the bank plans to raise the minimum rate on consumer loans for the second month from 12.5% to 14.5% per annum. At the same time, it is noted that the minimum rate on consumer loans for the first month will not change and will amount to 4% per annum.
The last time Sberbank announced an increase in rates on basic mortgage programs on August 8. Then the minimum rates were raised by 0.8 p.p.
August 15, the Central Bank at an extraordinary meeting raised the key rate immediately by 3.5 percentage points to 12%. As noted by the Central Bank, the decision was made in order to limit the risks for price stability. As follows from Dataflat.ru’s forecasts made at the request of Kommersant, an increase in the key rate to 12% will lead to an increase by 7%, to 2.32 trillion rubles, in the total revenue of developers in four major real estate markets – Moscow, Moscow region, St. Leningrad region. The new rate of the Central Bank is expected to lead to an increase in the cost of housing loans in the secondary market, which may cause a flow of buyers to the segment of new buildings, where almost all transactions are concluded using preferential mortgages.
