Over the year, prices for purchasing a room in a Russian communal apartment increased by 10.6%, to an average of 1.2 million rubles. Pavel Lutsenko, general director of the World of Apartments portal, spoke about this in a conversation with TASS. He explained the rise in prices by the general trend towards rising real estate prices.
“Over the year in general, rooms across the country have risen in price by 10.6%. On average, across all cities, a room in a Russian communal apartment costs 1,217,281 rubles,” said Pavel Lutsenko. The World of Apartments portal examined prices in 70 cities. At the same time, prices for utilities increased in 61 cities.
Room prices increased the most in Barnaul (40%), Samara (38.2%), Ulan-Ude (37.2%), Stavropol (36.1%), Novokuznetsk (35.6%), Kirov ( 35.4%), Krasnoyarsk (34.7%), Cheboksary (28.6%), Chelyabinsk (28%) and Volgograd (27.1%). In Moscow, rooms became more expensive by 1.8%, in the Moscow region – by 5%.
Room prices decreased only in nine cities. Room prices decreased in Makhachkala (minus 9.3%), Leningrad region (-4.1%), Krasnodar (-3.7%), Murmansk (-3.3%), Ulyanovsk (-3.1%) , Kaliningrad (-2.8%), Belgorod (-2.2%), Yaroslavl (-1.9%) and St. Petersburg (-0.1%).
Purchasing a full-fledged apartment, explains Pavel Lutsenko, has become unaffordable for some buyers due to increased prices and mortgage interest rates, so over the last year the demand for rooms has increased by 10-15%, while the supply of rooms has decreased by 38%, as some owners have decided rents them out or converts them into studios.
Prices are rising not only for the purchase of residential real estate, but also for its rental. Yes, according to data Yandex Rent, since the beginning of the year in several districts of Moscow, the price of rental housing has increased by almost 70%. Rent of studios and one-room apartments in Moscow has risen in price the most in the Timiryazevsky district – up to 72.5 thousand rubles. (+60%), rental of two-room apartments and three-room apartments – on Arbat, in the Krylatsky and Meshchansky districts – by 71, 69 and 68%, respectively.
