In April, the average price of an apartment on the Russian secondary market reached 4.4 million rubles, up 9% year-on-year, according to Avito Real Estate. According to his research, three-room apartments (by 12%, to 5.6 million rubles) and two-room apartments (+11%, to 4.5 million rubles) went up the most. Objects with four rooms and more became more expensive by 9% (7.3 million rubles), one-room – by 6% (3.7 million rubles). Studios fell in price by 5% (3.8 million rubles), apartments with free planning – by 9% (6.8 million rubles).

In 24 of the 33 cities that participated in the study, prices for second homes rose. They increased the most in Chelyabinsk (+19%), Kirov (+18%), Moscow (+13%) and Volgograd (+12%). In eight cities, secondary housing fell in price, most of all in Kaliningrad (by 20%), St. Petersburg and Sevastopol (by 12% in both), Kazan (8%) and Sochi (7%).

At the same time, in terms of price per 1 sq. m the cost of housing in the secondary market has decreased in major cities and major tourist centers in Russia. The strongest drop was recorded in Kaliningrad – by 17%, to 100 thousand rubles. In Moscow, the price for 1 sq. m decreased by 5%, to 254 thousand rubles, in St. Petersburg – by 7%, to 177 thousand rubles, in Sochi – by 8%, to 225 thousand rubles, in Krasnodar – by 8%, up to 98 thousand rubles. On average in Russia, the cost per square meter increased by 11%, to 92 thousand rubles.

According to Cyan.Analytics, in May the average cost of secondary real estate in 18 largest regional markets of Russia (16 million-plus cities, Moscow and Leningrad regions) amounted to 125.9 thousand rubles. for 1 sq. m, an increase of 1% compared to April. But the annual dynamics remains insignificant – 4%. It is expected that in the coming months the market may begin a seasonal decline in activity, which will lead to an increase in discounts.
