The development company Orientir will build a fulfillment center for Ozon in St. Petersburg. The conclusion of the deal became known at a closed meeting investment cocktailorganized by Kommersant as part of the Mallpic 2.0 exhibition and forum in Sochi.

It is noted that the facility will be built on a separate plot of 20 hectares near the city’s Ring Road. Construction will be completed in the third quarter of 2024, after which the facility will be leased to the retailer for 12 years. The total storage area will be over 117 thousand square meters. m. The amount of investment in the project will exceed 7.5 billion rubles.

“This is our fourth project for Ozon. This facility, after the start of operations in 2024, including due to its convenient location, will significantly strengthen the infrastructure of Ozon in the North-West region,” said Andrey Postnikov, General Director of the Orientir company.

In addition to the developer and tenant, the collective investment platform PARUS Asset Management took part in the transaction. The project is immediately implemented through closed mutual fund. After the warehouse is put into operation, the fund’s shares will be offered to private investors for purchase on the Moscow Exchange.

Let us remind you that in June Ozon invested about 3 billion rubles. to the seventh fulfillment center, which is located in the Moscow region. The total storage area of ​​the facility was about 80 thousand square meters. m. The warehouse will accommodate up to 65 million goods of different categories.

In general, the volume of demand for warehouse real estate in Russia based on the results of eight and a half months of 2023 has already exceeded historical annual high. The amount of purchased and leased space between January and September 2023 reached 4.2 million square meters. m. Demand in developing hubs amounted to 922 thousand sq. m. m, despite the fact that previously the indicator did not exceed 400 thousand square meters. m. Demand in St. Petersburg set a historical maximum, and in Moscow the figure almost reached the annual record for 2021.
