Elizaveta Ilyukhina, director of the commercial department of the development company West Wind Group, spoke about this trend in the Moscow office real estate market at conferences “Redevelopment: a new story”, organized by the publishing house “Kommersant”. According to her, today 50% of transactions with offices are in the interests of end buyers who are planning their own placement on the acquired premises.
“The trend has changed a lot: if earlier we had about 10-20% of the final buyers of premises, now it is 50%. Only half of the buyers purchase offices as a ready-made rental business. But there is a nuance that the so-called apartment investors are still very skeptical about offices,” said Ms. Ilyukhina.
The expert also added that the main demand for offices in the capital was formed by representatives of the IT sector, manufacturing and state-owned companies. “These are mainly Russian and Asian companies,” Ms. Ilyukhina specified.

Traffic in Moscow’s shopping centers continues to show positive dynamics compared to last year, while vacancy rates at the largest facilities have begun to decline. Demand for offices is mainly supported by transactions with small premises.
