Vitaly Mutko, CEO of Dom.RF, proposed increasing the size of the loan under the Far Eastern mortgage program from 6 million to 9 million rubles. According to him, this will additionally increase the issuance of loans by about 5%.
“Naturally, when we look at the statistics on the Far Eastern mortgage, we see that this very increase in prices by 1.5 times has led to the fact that more and more people take loans at the upper bar, that is, 5.5-6.0 million rubles . If in the first half of 2020 there were 10% of such loans, now it is 35%… Therefore, raising to 9 million rubles would probably be appropriate today,” Mr. Mutko said in an interview. TASS. He also clarified that the decision to increase the size of the loan will be made exclusively by the Ministry for the Development of the Far East.
Vitaly Mutko noted that the Far Eastern mortgage program stimulated supply and demand in the primary housing market in this region. According to him, the construction portfolio in the Far East has grown 1.6 times since the beginning of 2020, although in Russia as a whole it shrank by 9%. According to the company’s estimates, over the past two and a half years, prices for apartments in new buildings in the Far East have grown less than the average for Russia. At the same time, according to Mr. Mutko, the volume of issuance of Far Eastern mortgages from January to July of this year exceeded the volume for the entire 2021.
