Media: the reconstruction project of 39 Soviet cinemas was transferred to the VTB structure

The project for the construction of shopping centers on the site of 39 Soviet cinemas, which is being carried out by Edisonenergo LLC, controlled by the developer ADG Group, has been transferred to the structure VTB – “VTB Industrial Real Estate”. The transfer of the project, the cost of which is 60 billion rubles, to VTB took place at the end of September. Previously, the bank issued a loan in the amount of 46 billion rubles for the implementation of the project. VTB declined to comment.
In 2014, Edisonenergo bought 39 old Soviet cinemas with a total area of 166,000 square meters from the Moscow City Hall. m for 9.6 billion rubles. Among them are “Angara”, “Aurora”, “Almaz”, etc. It is assumed that in their place multifunctional district shopping centers “Meeting Place” will be created. As a result of the reconstruction, the total area will be increased to 490,000 sq. m. m.
Construction was supposed to be completed by 2018. But, according to information on the ADG Group website, only 16 shopping centers out of 39 planned are operating in 2023. According to Kommersant’s interlocutors, the transfer of the VTB reconstruction project is due to the fact that Edisonenergo has become problematic in servicing its debt due to missed deadlines.
As the publication writes, the transfer of the project to VTB can only be an interim deal. The final buyer may be Sberbank, they did not respond to the media request. Meanwhile, in July of this year, Meeting Place LLC was created, the founders of which are Konstantin Ernst (49%), Grigory Pechersky, who was one of the founders of ADG Group (28.05%), SKB MB LLC (15% ) and businessman Alexander Tobak (7.95%). At the end of October, the shares of Ernst and Tobak were pledged to SKB MB and Sberbank.
