Luxury housing increases space – Kommersant FM

Almost 2.5 billion rubles. for a residence on Tverskaya – this is the most expensive lot on the Moscow market of deluxe new buildings: more than a thousand square meters with the finishing and service of a five-star hotel. Now in the premium segment there are only about 500 options for sale throughout the capital, both at the foundation pit stage and ready-made apartments. At the same time, the cost per square meter by the beginning of December was noticeably lower than the September figures, brokers note. How much do luxury properties cost in Moscow? And should we expect pre-New Year discounts from developers? Aelita Kurmukova found out.

A square meter in elite new buildings in the capital costs from 0.5 million rubles. This is the most budget option at the excavation stage and far beyond the Garden Ring. If you take ready-made housing, then the price starts from 1-2 million rubles, and the upper limit can reach 5-6 million rubles. per square meter, say brokers interviewed by Kommersant FM. In this case, we are talking about the deluxe segment and penthouses.

Meanwhile, after the autumn surge, some buyers of premium housing have now chosen to temporarily go into deposits in the hope of a reduction in the key rate and possible promotions from developers, shared the director of the sales department of Intermark City Real Estate, Kristina Tomilina:

“In October, 111 apartments in the elite segment were purchased. The average price was 1.25 million rubles. per meter: a decrease of about 7% compared to September. Taking into account the fact that many projects are entering the market, transactions in numerical terms will continue, demand will grow.

Maybe the average price per square meter will drop by another 7-10 percent. The fact is that in some new facilities the number of apartments will reach 900-1.5 thousand.”

There are slightly fewer transactions in the elite segment, but at the same time the square footage of the average apartment has increased, adds Kristina Tomilina. This is no longer 100-120 sq. m, like a couple of years ago, and 130-150 sq. m with the most advantageous layout and more often for large families.

But in new deluxe-class buildings, on the contrary, the trend is towards compact penthouses, according to a study by the Whitewill real estate agency. Excess space of 300-500 sq. m are no longer so relevant, Sergey Shiferson, managing partner of the development company Touch, confirmed to Kommersant FM:

“Large lots are obscenely expensive, and they are truly piece goods. Prices – from 800 thousand rubles. per square meter up to 5 million rubles, it all depends on the location. Therefore, most likely, clients will prefer a lot on the top floor of 150 sq. m. m rather than 300 sq. m.

Almost all Moscow developers include penthouses in their projects, not just one, but two, three or even four floors. At the same time, market players have the task of making 150-200 sq. m the most effective.”

But even compact apartments of 50 sq. m in Khamovniki are already worth under 100 million rubles. At the same time, developers are now reluctant to give discounts, noted Olga Vavilova, head of luxury real estate at VSN Group: “Many expect that in December there will be interesting offers in terms of price. But so far I don’t see any mood among developers to get rid of the lots as quickly as possible.

However, with a substantive conversation, it is possible to agree on individual terms of the transaction, if we are talking about budgets from 2 million rubles. per square meter.

But you need to take into account that not everyone is ready for this. At the same time, a discount of 2-3% is quite possible if full payment is made.”

At the same time, some developers of luxury new buildings continue to offer interest-free installments, notes Ms. Vavilova. It can only be taken at the stage of building a house for a maximum of one and a half to two years and with a down payment of 20-30%.
