Investments in the resort “Abrau Durso” in the Krasnodar Territory increased to 23 billion rubles

Company group “Abrau-Durso“and the corporation” Tourism.rf “approved a master plan for the development of the resort near Lake Abrau. The project, taking into account infrastructure, will cost about 23.2 billion rubles, explains the vice president for tourism and special projects “Abrau-Durso» Irina Goncharova. Of these, 16.6 billion rubles will be spent on the construction of tourist facilities, including hotels, glamping, an activity park, a children’s play and trade and business center. In April, a company representative said that investments in the project would amount to 15 billion rubles. These were approximate calculations, he told Vedomosti.

Abrau-Durso is one of the largest producers of sparkling wines in Russia. The group also produces still wines and is a major owner of vineyards (3,400 hectares). IFRS revenue for the first half of 2022 increased by 10% to 4.06 billion rubles, and the net loss decreased by 27% to 130.027 million rubles, follows from the company’s report. In 2021, its sales increased by 11.8% to 45.9 million bottles. The main owner of the company is Boris Titov.

Now the Abrau-Durso resort has mainly entertainment infrastructure: seven restaurants, a food court, seasonal cafes, and so on. “The number of rooms at the same time is only 65 rooms in their own hotels, which, obviously, no longer meets the increased tourist flow,” says Goncharova. Therefore, it is planned to increase it to 704 rooms by 2029. At the same time, the tourist flow will grow from 500,000 people to 1 million visitors a year.

Experts interviewed by Vedomosti warn that 24 billion rubles. may not be enough to build such a resort.

Now both the terms and the cost of supplies for construction can stretch, and what was previously bought in a day, now you have to wait for months, recalls Marina Smirnova, head of the CMWP hospitality and tourism department. According to her, all this automatically leads to an increase in the cost of the project itself, if only because of additional interest payments on loans.

23 billion rubles for hotels with related infrastructure – this is about $ 500,000 per room, for comparison, the most famous casino hotels in Las Vegas and Macau – Venetian – cost $ 800,000 per room, says Roman Yeremyan, head of the strategic development center of the Tourism and Hospitality Union. According to him, the construction of the Rosa Khutor cluster and Krasnaya Polyana also cost about the same. The return on investment in such projects can be 15-20 years, and some of them do not pay off at all, Smirnova notes. According to Yeremyan, the number of rooms at the end of the project may still be insufficient for ambitious goals “Abrau-Durso» to increase the tourist flow by 1 million people a year. “704 rooms at 100% occupancy 365 days a year generate only 514,000 person-nights,” he says.
