The total volume of investment transactions with real estate in Russia in January-August 2023 amounted to 439 billion rubles, and by the end of the year it could reach 580-600 billion rubles, which will be an absolute record in the entire history of observations. Alexey Efimov, General Director of IBC Real Estate, shared this forecast at conferences “August brunch. Investments. Real Estate” organized by Kommersant Publishing House. One of the growth factors, he said, was the withdrawal of foreign owners from the market.

As for the structure of investments by sectors, in 2023 there is an increased interest in objects commercial real estate. Demand for offices in Moscow in the first half of the year was a record – the total volume of transactions amounted to 846 thousand square meters. m, which is 62% higher than the result of the first half of 2022 and the maximum value of the indicator for more than 10 years. By the end of the year, according to Mr. Yefimov, the volume of transactions may reach 1.7 million sq. m. m.

The historical maximum of investment volume is also observed in the market warehouse real estate. The volume of warehouse real estate purchased and rented in the first half of 2023 across Russia amounted to 2.7 million square meters. m, which is already 8% more than in the whole of 2022.

The largest transactions in the history of the market took place in hotel segment. Ski resort “Arkhyz” in Karachay-Cherkessia moved under the management of the Mountain Peaks company, which the media associate with the family of the ex-governor of the Kuban Alexander Tkachev. The deal amounted to 24.2 billion rubles. Another big deal was purchase AFK “Sistema” at the Norwegian group Wenaas Hotel at once 10 hotels in Russia for €203 million.

On the market commercial real estate The largest deal was the purchase of David Amaryan by the Armenian investment fund Balchug Capital of David Amaryan of the Metropolis shopping center (205,000 sq. m.). In general, this is the segment in which, according to Mr. Yefimov, the largest volume of investment in commercial real estate is seen.

The total volume of investment transactions with real estate in Russia at the end of 2022 amounted to 497 billion rubles. This is 36% more than in 2021, and a record for the entire 20-year history of observations. In 2022, the volume of investments in Russian industrial real estate amounted to a record 83 billion rubles, calculated in IBC Real Estate.
