Developers in Moscow are expanding the infrastructure of luxury residential complexes: one of the developers announced the creation of the first urban golf space on the territory of a residential complex on Kutuzovsky. There are also meeting rooms and a karaoke room. All sites, as stated in the press release, will be managed by their own management company, without the involvement of external operators. This means that operating payments will be divided among all residents. What do luxury new buildings offer in local areas? And how much do apartment owners pay for this? Aelita Kurmukova found out.

Cigar clubs in elite residential complexes have been replaced by healthy lifestyle spaces. Developers are delicately implementing adjacent infrastructure facilities, but not at the start of sales. The higher the occupancy rate, the more expensive such real estate is. In new premium-class buildings, a square meter already starts from 1.7 million rubles, in the deluxe segment it exceeds 2 million rubles.

The set of infrastructure in premium residential complexes depends on the imagination of the developer. Clients are more often looking for properties with a gym, swimming pool and spa, and developers offer their own yoga studio, shop rooms, restaurants with signature cuisine and even a depository with safety deposit boxes right in the house.

If these objects are used only by residents, maintenance services are included in the general bill and divided among all apartment owners, explained managing partner of Intermark Real Estate Dmitry Khalin:

“If a home adheres to the concept of commitment to art, it can have its own art gallery. If the residential complex is aimed at the most dynamic audience that is constantly at work, then it may have premises for business meetings and meeting rooms.

Payment rates can reach up to 400-600 rubles. per square meter per month. Very often such infrastructure is not completely closed. She has an operator, and in this case, checks for her maintenance in a minimum amount are distributed to the remaining residents.”

The number of infrastructure facilities in the segment of branded residences reaches 20, adds Mr. Khazin. They can, for example, be managed by a hotel, and residents of such complexes receive about 200 services. But this is a narrow segment of the market, and the number of such transactions in Moscow does not exceed ten per year.

The operating costs of luxury new buildings have increased significantly, and it will not be possible to refuse them, emphasizes Anna Radzhabova, director of luxury real estate management at Metrium Premium:

“It all depends on the developer, the concept of the object itself and its area. This includes not only infrastructure, but also security and cleaning services. The order of the numbers depends on the status.

On average it is about 120-150 rubles. per square meter in a business class house. In an elite lot, maintenance costs sometimes reach up to 500 rubles. per unit area.”

The smaller the house, the higher the costs for residents. If we take as an example the most liquid properties (these are apartments of 120-140 sq. m., they account for the most transactions), then at a rate of 500 rubles. per square meter, the maintenance of local infrastructure will cost 70 thousand rubles. per month excluding meter readings. With a communal apartment, more than 1 million rubles will come up per year.

And potential buyers are not ready to pay that much, shares Nina Demchenko, Deputy Regional Director of the NF Group Consulting and Analytics Department: “We recently conducted a survey on the topic of operating payments. 80% of our clients would like to stay within 200-250 rubles. per square meter.

If, for example, you take one of the elite deluxe-class residential complexes on Tverskaya, then for an apartment of 340 sq. m including operating payments 330 rubles. per square meter, the future owner will have to pay about 112-115 thousand rubles monthly, in addition to the meters. Despite the fact that this lot now costs about 1 billion rubles.”
