The growth in the commissioning of multi-apartment housing, the transition of developers to the construction of buildings without finishing and the stabilization of consumer sentiment led to an increase in demand for the services of repairmen by more than 70% over the year. The trend is more pronounced in Moscow, the regions of the Far East, Siberia and the Urals. The price of specialist services has increased by 15–20% over the year, and it is not easy to find qualified teams.

Demand for repair services in Russia increased by 71% year-on-year this summer, according to Avito Services. The data includes the search for craftsmen and crews for the repair of new buildings and secondary housing. According to Profi, at the end of the summer, the demand for specialists in complex repairs increased by 76% year-on-year, in the construction of walls and partitions – by 57%, painters and plasterers – by 56%, tilers and floor layers – by 51%, installation heating systems – by 46%. VseInstruments.ru reported that the demand for building materials among private individuals in August increased by 40% year-on-year, and for finishing materials by 62%. Summer can be considered an indicative period: traditionally, the warm season in Russia accounts for the main period of construction work.

The head of the “repair and construction” category at Avito Services, Svetlana Filimonova, attributes the dynamics to the increase in the pace of purchase and commissioning of housing. “Profi” considers the absence of shock events this year to be a positive factor: “People have accepted the circumstances and want to improve the quality of their lives in the current conditions.” According to Avito Services, in Moscow the demand for repairs in the summer increased by 133% year-on-year. Also pronounced dynamics are observed in the cities of the Far East, Siberia and the Urals. In Krasnoyarsk, demand increased by 136%, in Tyumen – by 116%, in Novosibirsk – by 105%, in Ulan-Ude – by 92%, in Irkutsk and Chelyabinsk – by 89% year-on-year.

According to Nash.Dom.RF, the volume of housing commissioned in apartment buildings in Russia in January-July of this year increased by 9% year-on-year, to 24.7 million square meters. m. In the Far East, the figure increased by 85%, to 948 thousand sq. m. m, in the Urals – by 27%, to 2.3 million sq. m, in Siberia – by 22%, to 2.5 million sq. m. m. During this period, the commissioning of multi-apartment housing in Moscow increased by 1%, to 3 million sq. m. m, and the number of transfers of rights to finished housing, according to Rosreestr, increased by 22.1% year-on-year, to 93.1 thousand transactions. These statistics also include apartments purchased in recently completed buildings.

Managing Director of the Metrium company Ruslan Syrtsov explains that in Moscow 40.7% of apartments in new buildings are rented without finishing, and over the year the share has grown by 1.8 percentage points.

Executive Director of NDV Supermarket Real Estate Tatyana Podkidysheva indicates that the number of lots on sale without finishing increased by 36%, with finishing – by 2.8%. Some developers abandoned the option due to rising prices for building materials, trying to avoid increasing the cost of apartments, she says.

According to Ruslan Syrtsov, in Moscow the cost of repair work has increased by 15% over the past year. So, floor screed costs from 290 rubles. for 1 sq. m, leveling walls – from 190 rubles. for 1 sq. m, ceiling putty – from 290 rubles. for 1 sq. m, laying tiles – from 790 rubles. for 1 sq. m, he lists. Tatyana Podkidysheva estimates the cost of finishing from the developer at 15–35 thousand rubles. for 1 sq. m, annual price growth is 15–20%. As Mr. Syrtsov notes, most owners entrust repairs to different specialists, rather than to one contractor, which allows them not to spend a large sum at a time, diversify risks and do some of the work themselves. But this process can take a year or more, says Bon Ton general director Valeria Tsvetkova.

Finding craftsmen as demand increases can be challenging. According to Avito Services, in Moscow over the year the number of advertisements with such services increased by 17%. At Profi, the number of registrations of specialists this summer is comparable to last year. Pridex HR Director Igor Kurapov calls the shortage of workers permanent, including due to the growing volume of construction and the slowdown in the influx of migrants. Many teams have orders booked months in advance, notes Valeria Tsvetkova. The founder of Best-Novostroy, Irina Dobrokhotova, confirms that apartment owners can hunt for a qualified tiler with good recommendations.
