This technology, which will be added to traditional monolithic-panel structures, should reduce construction time and increase developers’ consumption of metal by four to five times. This will be a way out for metallurgists, whose export markets are narrowing due to Western sanctions. They already predict an increase in the capacity of the rolled steel market in Russia by 1 million tons per year by 2030 due to the construction industry. The developers themselves, due to the lack of standard projects, are not yet in a hurry to massively use metal frames.

In 2026-2027, 5-7% of the total volume of new residential buildings will be built from metal frames, and by 2030 – already 20%, according to an Infoline study. In 2023, according to the forecasts of the Ministry of Construction, the total area of ​​apartment buildings planned for commissioning in Russia will be 50 million square meters. m. Based on this, it turns out that in the absence of further serious shocks for the construction industry on the basis of a metal frame in three years, about 3.5 million square meters can be built in the country. m of housing, and in seven years – up to 10 million square meters. m.

Previously, such projects were isolated, now metal frames are already actively used, they add to Infoline. Developers traditionally use monolithic and panel structures, where the share of metal is about 10%. When switching to a new technology, the building structure will consist of 40–50% metal structures. An increase in metal consumption in the construction industry has been actively discussed since 2022 at the suggestion of the Ministry of Construction. On Friday, the ministry did not answer Kommersant’s questions.

The interest of housing developers in metal frames is also noted by their manufacturers. There are requests from developers working both in the economy segment and in the market of elite new buildings, says Mikhail Sokolov, head of steel construction development at Severstal. Dmitry Yeremeev, Director for Market Demand Development at Evraz, said that the company is working on 20 projects for the construction of facilities on a metal frame. According to him, there are more chances to implement such projects in remote areas, for example, in Norilsk, since so far the interest of large housing developers in this technology “does not always translate into real demand.”

The construction of housing in the Moscow region on a metal frame was previously planned by the Samolet Group of Companies, where they did not respond to Kommersant’s request. The A101 Group reported that so far only one school in New Moscow is being built using this technology. GloraX vice president Pavel Gavrilov says the company is ready to use the technology if it becomes mainstream.

Interest in the metal frame from the construction industry, according to the general director of Infoline-Analytics Mikhail Burmistrov, will be caused by an increase in the volume of high-rise construction, where metal frames are mainly used. According to Touch, now in Moscow alone, new buildings above 30 floors account for 39% of the total, which is twice as much as in 2018.

In addition, according to Mr. Burmistrov, compared to monolithic structures, the use of a metal frame reduces the construction cycle by half. “This is true in terms of creating a constructive object, but the technology does not affect the reduction of the terms of facade and finishing works,” explains Pavel Gavrilov. Moreover, according to him, the absence of standard projects using a metal frame, on the contrary, increases the time of preparation for construction.

Vladimir Guz, managing partner of SMPRO, believes that the widespread use of metal frames will also increase the cost of construction, since domestic metallurgy products are significantly dependent on world prices. Due to the reduction in exports to Western countries due to sanctions imposed by the EU on Russian steelmakers a year ago due to the Russian-Ukrainian military conflict, companies are interested in increasing sales within the country. Therefore, according to Mikhail Burmistrov, they are trying to find additional niches, including housing construction. Active work in this segment can become a driver for metallurgy, Mikhail Sokolov agrees. According to him, the construction of 20% of housing on a metal frame will increase the capacity of the rolled steel market in Russia by 1 million tons per year.
