Rental rates in many Russian cities decreased from November 2022 to the end of February 2023. However, compared with the winter period of 2021-2022, the cost of renting apartments on average in the country has increased by 25%, follows from the materials of the Avito Nedvizhimost study.
The biggest decline from December last year to February this year was shown by prices for renting apartments in Sochi, where rental rates decreased by 14.3% and amounted to 30 thousand rubles. Rental prices in Yekaterinburg, Kazan, Rostov-on-Don and Sevastopol decreased by 12%. In Moscow, rental rates fell by 8.5% to 54,900 rubles.
“The seasonal revival in the long-term rental markets in Russia has not led to an increase in the average cost of apartments. This situation forces owners to make discounts, because without them, only the most budget apartments can be rented out. We do not expect tangible fluctuations in demand and prices, but in the spring the market may still recover,” explained Konstantin Kamenev, head of the long-term rental category.
In annual terms, rental rates for the winter period of 2022-2023 in Russia increased by 25%. The most significant increase in the cost of renting apartments in Voronezh – by 21.4%, to 17 thousand rubles. In Kirov and Omsk, rates increased by 20% over the year. The cost of renting apartments in Kaliningrad decreased by 25%. In second place in terms of falling rental rates for the year is Moscow. It became cheaper to rent a house in the capital by 21.6%.
Over the past year, due to the high demand for trips around Russia and the desire of travelers to save money, the cost of short-term apartment rentals has also increased. Tourist rent has risen in price by 18-25%, exceeding the rate of growth in prices in hotels.
