Mr. Vanchugov calls this object a “shadow anchor” that provides a neighboring project with stable traffic. Due to this, according to the expert, the concept of a specialized shopping center specializing in the sale of goods for repair or sports can be successful in this location.

Mr. Vanchugov calls the development of the project in the light industrial format (warehouses with production sites) an alternative option for building the site. But in this case, it will be necessary to invest additionally up to 1 billion rubles, he notes. The expert considers the development of a car center on the basis of an object a less successful idea: in this case, rental income may turn out to be much lower.
