CORE.XP shares even more interesting figures. According to the company’s estimates, tenants occupying a total of 630 thousand square meters. m, will have to pay 25-30 billion rubles.

Alexander Bogdanov, executive director of Remain, argues that serious penalties for early termination of the contract are a common practice among foreign companies. According to him, such fines, as a rule, amount to 60-80% of the amount of the remaining rent. This amount is paid in a lump sum.

The interlocutor of the newspaper in the market adds that the loss of a tenant even plays into the hands of the owners of business centers. For example, receiving compensation in the amount of rent for a year and a half, the owner of office space can find a new tenant in a few months.

Yelena Akatova, Director of Landlord Relations at the Office Real Estate Department of Knight Frank Russia, is less optimistic. In 2022, the release of office space is expected to exceed the new occupied volumes. Yulia Bashmarina, head of CORE.XP corporate client services department, agrees with her. According to her, the annual volume of demand will be 900 thousand square meters. m, which is lower than the average annual figure for the past ten years.

According to Karina Anaevskaya, Director of the Office Real Estate Department at Nikoliers, from January to June 2022, premises with a total area of ​​40 thousand square meters were partially or completely vacated. m, 45% of which were occupied by foreign companies. In particular, the source of the newspaper claims that the Czech software developer JetBrains could pay about 150 million rubles for breaking the contract with Millhouse. But in VEB.RF confirmed that after the departure of the American oil company ExxonMobil, all financial issues were settled in accordance with the agreement.
