The A1 investment company (a structure of Alfa Group) withdrew from the Prime Park premium residential complex project, which is being built on the site of the old airport terminal on Leningradsky Prospekt. This was told to Vedomosti by a source close to one of its participants. A representative of Optima Development, which is the developer of this complex, said that the company is aware of changes in the shareholder structure of this facility. The representative of A1 confirmed the withdrawal from the project, but did not comment on its circumstances. According to a source close to one of the participants, Prime Park has already left all A1 employees related to the implementation. The company “terminated the contract to acquire this asset due to the presence of a court decision that casts doubt on the legal purity of the right of ownership of the party from which it acquired it in 2019,” he specified.
We are talking about a verdict in a criminal case of fraud against the ex-head of Optima Development Albert Khudoyan, said a source close to one of the participants in the project. The case itself was initiated back in 2019. As the newspaper Kommersant reported, the investigating authorities concluded that Khudoyan misled his partner in Prime Park, ex-State Duma deputy from Just Russia Eldar Samiev.
The latter was a co-owner of Mansfield Executive Ltd, which owned approximately 50% of the project. According to investigators, with the assistance of the general director of Aviacity (then the land under the residential complex was on its balance sheet) Sergey Konoplev, Khudoyan transferred plots worth 4.2 billion rubles. to third parties under the guise of paying off artificially created debt, the newspaper wrote. In 2021, the Koptevsky District Court of Moscow found Khudoyan guilty and sentenced him to six years in a penal colony; this year, taking into account the position of the prosecutor’s office, the appellate instance added two more years to the term.
