A service for renting and purchasing real estate, CIAN, reported that a square meter of housing in large Russian cities increased in price by 13% compared to January 2023. The press service of CIAN reports TASS.
According to the press service, over the past month, an increase in prices per square meter was observed in all regions except the Leningrad region, Novokuznetsk, Yaroslavl and Vladivostok. The highest rates of price growth were recorded by CIAN analysts in Sochi (+5.2%), Makhachkala (+3%) and Barnaul (+2.6%). According to experts, the cost per square meter in Moscow and St. Petersburg has not changed over the month.
The platform’s study states that there are prerequisites for a reduction in prices in the real estate market, but so far this has not happened. In January of this year, the price per square meter on the secondary market increased by 1.1%. At the moment, analysts are recording only a decrease in growth rates – in the period from August to November, prices grew monthly by 1.4–1.8%.
According to DOM.RF, 1st quarter. m of residential real estate in new buildings is 163 thousand rubles. In January 2023, the cost of a square in a new building was 146.3 thousand rubles. At the beginning of January 2024, the BEST-novostroy company reported that the average cost of an apartment in a new building in Moscow for the first time exceeded 30 million rubles. Increase in the average price of 1 sq. m of housing under construction in the capital for the year amounted to 22%, in monetary terms this figure reached 513.3 thousand rubles.
