Alexey Beloborodov became the winner of the auction for the sale of real estate of Prizyv Plant JSC in the 4th Roshchinsky passage in the Danilovsky district in the south of Moscow, as follows from the federal register of bankruptcy information. The transaction perimeter included a total of 1.37 hectares; the transaction amount could be 586.8 million rubles. Mr. Beloborodov’s representative did not promptly answer Kommersant’s questions.

Alexey Beloborodov is known in the real estate market as a member of Rosbuilding of Alexey Tulupov and Sergey Gordeev, a company that bought up real estate enterprises in Moscow and the region in the late 1990s. The consulting company Averta Group previously indicated in its presentation that in June last year the entrepreneur could have purchased a site in Cherepanov Passage in the north of Moscow in the interests of PIK Group, where the main shareholder is Sergey Gordeev. Until 2022, Mr. Beloborodov controlled Unigrand Company LLC, which now belongs to PIK-Investproekt LLC, a structure of PIK Group, as follows from the SPARK database. The PIK group, however, told Kommersant that they have nothing to do with the acquisition of the site in 4th Roshchinsky Proezd.

JSC “Plant “Prizyv”” was declared bankrupt in 2019, before that the company, according to Kartoteka.ru, was controlled by the structures of ALM Development Mikhail Lepekhov and Dmitry Krasnikov. Property in 4th Roshchinsky Proezd is currently for rent. NF Group partner Stanislav Bibik does not rule out that the new owner will continue to rent out the existing premises while a development project for the territory of the former plant is being developed. At the same time, Andrei Trubachev, director of the investment and capital markets department at CORE.XP, notes that the site falls within the area of ​​the complex development project being developed for the territory, so “it is better not to delay the implementation of the new project.”

Timur Ryvkin, director of the residential real estate and land development department at Nikoliers, calls residential development the most promising use of the site. According to Andrei Trubachev’s calculations, 30–35 thousand square meters can be built on the site. m: the potential of the site is slightly constrained by the planned expansion of the 4th Roshchinsky passage. The amount of investment in construction could reach 7–7.5 billion rubles, the expert suggests. Managing Director of Metrium Ruslan Syrtsov says that the site can accommodate up to 48 thousand square meters. m, investing 11.5–12.5 billion rubles in construction. The cost of selling real estate will be 600–700 thousand rubles. for 1 sq. m, if we are talking about a premium class project. Ruslan Syrtsov explains that the site in the Danilovsky district is located near the center, surrounded by places of employment and developed infrastructure. At the same time, according to him, we are talking about a location with high competition: on the primary market there are 2.46 thousand apartments and apartments in 16 projects. There are several well-known new and under construction residential complexes located nearby, the expert notes. The weighted average price in this area is now 640 thousand rubles. for 1 sq. m, the price of lots ranges from 20 million to 152 million rubles, says Tatyana Podkidysheva, executive director of NDV Real Estate Supermarket. Mr. Trubachev considers the tram tracks located nearby and the Danilovskoye cemetery bordering the site to be disadvantages.
