Karachay-Cherkessia, Dagestan and Chechnya lead in terms of the pace of commissioning of apartment buildings in Russia

Over the past year, from September 2023 to September 2024, the North Caucasus Federal District has broken all housing construction records. The area of ​​apartment buildings being built in the district increased by 57% during this time. In other regions of Russia - by 10-15%.

These are the conclusions of experts who analyzed data from the Unified Information System of Housing Construction.

In September of this year, developers built 3.98 million square meters of housing in the republics of the North Caucasus - an indicator comparable to Moscow. A year ago - 2.54 million square meters.

The construction area increased the most in Karachay-Cherkessia - from 66 thousand to 167 thousand square meters (plus 153%). In Dagestan, growth reached 138% (from 284 thousand to 676 thousand square meters), in Chechnya - 128% (from 244 thousand to 558 thousand square meters).

In the Stavropol Territory, builders are building 40% more than a year earlier (it was 1.32 million square meters, now it is 1.85 million), in North Ossetia - by 20% (296 thousand versus 356 thousand meters), in Kabardino -Balkaria - by 15% (302 thousand versus 348 thousand meters). The most modest indicators are in Ingushetia, where the built-up area has not changed - 31 thousand square meters.

- These figures refer specifically to the construction of apartment buildings. For quite a long time, it was poorly developed in the North Caucasus and gave way to individual development,” comment the authors of the study, Key Capital specialists.

Experts believe that the pace of construction in the North Caucasus will continue to grow. The growth in demand for housing will be facilitated by the large number of children characteristic of the population: residents of the republics can purchase apartments under family mortgage programs.
