In 2022, the share of vacant retail space in Moscow was 14.8%, down 0.3 p.p. year on year, reports RBC with reference to the consulting company NF Group. According to her, 18 stores of Russian brands and one Belarusian were opened during the year, which is more than double the figure for 2021 (then eight were opened).

The most noticeable increase in the share of vacant premises was recorded on the pedestrian streets of Moscow – 18.7%, which is 6.8 p.p. more than a year earlier. Most of the premises were empty on the Kuznetsky Most – their share increased by 29.3 p.p., to 48.6%. This street was in demand among the flagship stores. An increase in the share of vacant premises was also noted on Nikolskaya Street (by 5.7 p.p.), Arbat (1.2 p.p.), Bolshoy Tolmachevsky Lane (34.9 p.p.) and Sadovnichesky Proyezd (52, 1 p.p.). The most significant increase in vacancies among non-pedestrian central shopping corridors was recorded on Tverskaya — by 6.7 p.p., 26.1%. On this street, in particular, the H&M flagship store closed.

Demand recovered in Stoleshnikov Pereulok, where the share of vacant premises decreased by 2.2 percentage points to 4.5%. The vacancy also decreased in Kamergersky Lane — by 4.8 p.p., to 19.6%. On major highways, there was a decrease by 2.4 percentage points, to 15.2%. Among the transport and pedestrian shopping corridors of Moscow, a decrease was recorded on the Boulevard Ring (by 2.8 percentage points, to 10.3%) and in the central shopping corridors (0.3 percentage points, to 14.6%).

As NF Group reported, over the past three years, the level of provision of residents of the largest cities of Russia with retail real estate has grown by 7.4%, to 507 sq. m. m per 1 thousand inhabitants. The largest growth was recorded in Perm, while in Ufa this figure, on the contrary, decreased. The average provision of space in Russia is still noticeably lower than in Europe, however, experts do not expect active commissioning of new facilities in the coming year.
