Mantera Group of Companies of the family of the ex-governor of the Krasnodar Territory Alexander Tkachev became the owner of the Chkalov sanatorium near Zvenigorod in the Moscow region. Experts estimate the cost of the object at the level of 1 billion rubles. A country hotel can be built on this site, the demand for them is growing due to the unwillingness of citizens to travel far from home.

The Chkalov sanatorium in the Odintsovo district of the Moscow region came under the control of Mantera Group of Companies. Such a conclusion can be drawn from the tenders that appeared on the website of the group for the implementation of engineering and geodetic surveys on the territory of the facility. A Mantera representative confirmed to Kommersant that the sanatorium came under the control of the company, without providing details about the new project.

Mantera Group manages the assets of the family of the ex-governor of the Krasnodar Territory and the former head of the Ministry of Agriculture of the Russian Federation Alexander Tkachev in the field of real estate and tourism. Mantera is engaged in the development of the Krasnaya Polyana resort and the construction of the Mantera Seaview Residence in Sochi. In July group bought out sanatorium “White Nights” in the city. The Chkalov Sanatorium is located 10 km from Zvenigorod and about 60 km from the Moscow Ring Road. According to the terms of reference of the Mantera Group of Companies, the territory of the facility is 23.34 hectares. New construction is planned on the site, but its parameters are not given. The Podmoskovye Segodnya portal wrote that the buildings of the sanatorium were built in 1957 and could accommodate up to 500 people. The health resort specialized in the treatment and prevention of diabetes; staff lived in the adjacent village. Locals say the resort was abandoned in 2006.

As follows from SPARK-Interfax, Sanatorium im. V.P. Chkalov is controlled by LLC Antel-M. In July 2022, Resort Management LLC, owned by Oleg Kachalov and Kirill Savenkov, became the owner of the company. Mr. Savenkov heads KP Chalet and Gorki Park, subsidiaries of Krasnaya Polyana NAO and Yug-Business Partner LLC, which are associated with Mr. Tkachev’s family. Previously, the owner of Antel-M was the co-owner of Slavia Bank Asad Mehdiyev, follows from SPARK-Interfax. He rose to prominence in the 1990s while working at the dacha of Anatoly Kruglov, then chairman of the State Customs Committee of Russia. In the 2000s, Mr. Mehdiyev left with family to Italy, today his whereabouts are unknown.

The founder of Ivashkevich Hospitality, Stanislav Ivashkevich, estimates the cost of the sanatorium and the adjacent area at 0.5-1 billion rubles. About 3 billion rubles more, according to the expert, will need to be invested if the new owner decides to build a five-star country hotel with 150 rooms with villas on the site. Mikhail Bagdasarov, Deputy Director of the Department of Strategic Consulting and Hospitality Industry CORE.XP, calls the proximity to Moscow and the location in a pine forest, on the river bank, the advantages of the location. The expert also believes that the investor will opt for the construction of a spa hotel with a recreational infrastructure for 150–200 rooms, which will require 3.5–4.5 billion rubles.

According to Mr. Ivashkevich, there is a shortage of quality country hotels in the Moscow region. Mikhail Bagdasarov, citing Hotel Advisors data, clarifies that in August, the average rate of suburban hotels near Moscow increased by 28.8% year-on-year, to 11 thousand rubles. per day. Average occupancy was estimated at 70-80%, he adds. Sergey Romashkin, general director of the Dolphin tour operator, notes that a number of facilities have a occupancy rate of 86%, which is comparable to Mineralnye Vody sanatoriums. According to him, during a protracted crisis, country hotels receive an influx of demand from guests who are not ready to travel far from home.
