Demand for the purchase of new buildings in Russia increased by 8.6% in January

The demand for new apartments in Russia increased by 8.6% in January 2023 compared to December 2022, Avito Real Estate calculated. At the same time, the cost of objects decreased by 1%.

From the report of Avito Real Estate (Kommersant has it), it follows that despite the fact that over the past month the demand for new buildings in the country has shown growth, it has not yet recovered relative to January 2022 – less by 35.9%. In January, the interest of Russian residents in multi-room apartments increased. Demand for four-room apartments increased by 17.3%, for three-room apartments – by 11.8%, for two-room apartments – by 12.4%. Demand for one-bedroom apartments increased by 6%, for studios – by 1.2%.

Bryansk, Kazan, Omsk, as well as St. Petersburg and Sevastopol became record holders for the increase in demand over the past month. Residents of these cities became interested in new apartments by 26-34% more. However, in Moscow, the demand for new buildings in January fell by 5.2%.

“In the current environment, consumer behavior continues to be mainly determined by the information background. It has been relatively stable over the last couple of months, and in January we saw a recovery in demand. In the short term, we do not expect sharp changes in demand or prices in a positive or negative direction,” said Dmitry Alekseev, head of the primary real estate department of the service.

The cost of new buildings in Russia in January of this year decreased by 0.9% per object compared to December. However, relative to January 2022, housing prices increased by 6.5%. Experts of “Avito Nedvizhimost” recorded the largest increase in prices for apartments in Moscow. In January 2023, new buildings in the capital cost 9.8% more than in December 2022. Prices also rose in Sochi, Stavropol, Krasnodar and Volgograd. Most of all, the cost of apartments in new buildings decreased in Sevastopol, Nizhny Novgorod and Saratov.

The most expensive new apartments in January 2023 are in Moscow, Sochi and St. Petersburg. In particular, the average cost of an apartment in a new building in Moscow is 14.2 million rubles, in Sochi – 10.4 million rubles, and in St. Petersburg – 8.7 million rubles.
