In the north-east of Moscow, a major overhaul of three residential buildings located near the Sviblovo park has been completed. All of them were built in the 70s and are a vivid example of the architecture of their time.

After the approval in 1971 of the Master Plan for the Development of Moscow, designed for 30 years, residential quarters of panel high-rise buildings began to be erected in the Otradnoye district. It was in such buildings that comprehensive overhaul was carried out this year.

The nine-story residential building No. 27A in Yurlovsky Proezd was erected in 1974 according to an improved standard design – not only an elevator was installed in the building, but also a garbage chute.

Specialists restored the original appearance of the facade. The building was faced with small tiles, which after many decades began to fall off. For this, the technology of applying polymer-cement mixtures to reinforcing meshes was used.

“This modern technology makes it possible to give a home a fresh portrait, to make it energy-efficient and beautiful,” the press service of the Capital Repair Fund of Moscow reported.

The work took place in several stages. First, the surfaces of the facade were washed from accumulated dirt and the tiles, which received a lot of wear, were removed. The interpanel seams were sealed with a special mixture, and the bare fittings were treated with an anti-corrosion compound and primed. Performed plastering on reinforcing meshes, painted. Modern windows were installed in the entrances of the building and the entrance group was replaced.

The nine-story panel building at number 1A on Mussorgsky Street was erected in 1975. The historical portrait of the building has also been restored. The work was carried out on an individual project.

“This object is also an example of standard construction, only of its other branch of development. The portrait of the house is more complex, its plasticity is expressed by the rhythmic rows of loggias. Thanks to an integrated approach, the house has gained a second life,” the ministry said in a statement.

In 2022, the roof was repaired in the building, internal engineering communications, and the basement was put in order. The facade of the building has been carefully restored. First, it was washed, the interpanel seams were sealed and a complete antifungal treatment was carried out. The walls were plastered and fragmented in places of loss. New balcony screens were installed in the house and the entrance groups were replaced.

Residential building No. 12 on Bestuzhevykh Street was built in 1976. It is a representative of the advanced type of prefabricated houses with 12 floors. Such houses were built in our country until 2005.

“The advantage of such houses is an interesting apartment layout, the hallmark of which is a spacious kitchen. This year, specialists restored the facade of the house,” the FCR said.

At the final stage of the overhaul, the planes were hydrophobized to protect them from the negative effects of precipitation.

“This advanced technology is reliable and durable, allowing you to save not only the technical properties of the walls, but also their beautiful and bright appearance,” the press service emphasized.

During the overhaul, the entrance groups were replaced. Modern entrance doors are equipped with an anti-vandal fire-resistant window.

The Moscow Capital Improvement Program is one of the largest housing modernization projects not only in Russia, but in the world. The program includes more than 28,500 houses with a total area of ​​more than 275 million square meters. m, in which it is planned to repair more than 355 thousand engineering systems and structural elements of buildings and replace more than 112 thousand elevators.

To clarify the timing and types of work under the overhaul program, so-called short-term implementation plans are drawn up. The plan for 2021-2023 includes 4,437 houses in the capital with a total area of ​​34.2 million square meters. In 2022, repairs are taking place in 1.7 thousand houses.
