In the fourth quarter of 2022, the area of ​​apartments in new buildings in Moscow decreased by 15% year-on-year, from 55 to 47 sq. m, follows from the data of "Avito Real Estate". In general, apartments in the primary market of the capital fell on average by 2.3 million rubles, to 12.9 million rubles.

Apartments with four rooms or more became cheaper by 16% (33.8 million rubles), "three rubles" - by 13% (21.7 million rubles), "kopeck pieces" - by 12% (14.8 million rubles). ), "odnushki" - by 8% (10.9 million rubles), studios - by 1% (7.1 million rubles).

The share of studios in the supply structure increased by 8% (up to 18%). At the same time, the share of one-room and two-room apartments decreased by 2% (to 27% and 34%, respectively), three-room apartments - by 4% (to 17%).

Moscow was the only major city in which housing prices in new buildings declined over the year. In the Moscow region, apartments have risen in price by 14% in St. Petersburg - by 29%, in Rostov-on-Don - by 26%, in Yekaterinburg - by 18%.

According to the results of the last quarter, the cost of apartments in new buildings in Moscow decreased in absolute terms - by 6% (to 12.9 million rubles), and also in terms of price per square meter - by 4.5% (to 275 thousand rubles). Experts attribute this to a 12% increase in supply amid low demand.

According to Metrium, there are signs of overstocking on the Moscow market of new business-class residential buildings: with a two-fold decrease in demand, the supply of apartments increased by 30-45%. Developers working in this segment are reducing the average area of ​​housing, offering more studios and one-bedroom apartments.
