Apollax Group sold the clinic building on Tsvetnoy Boulevard in Moscow to the former co-owner of the Doctor 2000 center Kobidze



The investment company Apollax Group sold the building of a medical clinic on Tsvetnoy Boulevard in the center of Moscow to Yuri Kobidze, the former co-owner of the Doctor 2000 center. Investors are now in demand for premises with tenants providing medical services, the demand for which is growing among Russians.

The structure of the investment company Apollax Group "Apollax Group Ltd", registered in the Seychelles, transferred 100% of Parity-Invest LLC to Yuri Kobidze on August 30, 2024, "Kommersant" was found in the SPARK database. In this legal entity in 2018–2021, shares were owned by Denis Shafranik, the son of Yuri Shafranik, who was the Minister of Energy from 1993–1996, and the ex-head of the Federal Freight Company Alexey Taicher.

According to data from the Unified State Register of Real Estate, Paritet-Invest owns a building with an area of ​​2.5 thousand square meters. m on Tsvetnoy Boulevard in the center of Moscow. Mr. Kobidze, in turn, owned 50% of the Doctor 2000 clinic in Moscow until July 2024. Now it is part of RESO-Garantiya, which manages the MedSwiss network of clinics. The Apollox Group and Yuri Kobidze did not answer Kommersant.

Apollox Groupinvesting in commercial real estate, was founded in 2017 by businessman Ivan Belyakov and his partners. The group owns the business centers Meridian, Lesnaya, 43, Meliora, Novosuschevsky and others. The company also founded flexible office operator Apollax Space in 2020, renamed Aspace in the summer of 2024. Now the operator is developing independently of the investment company.

CMWP partner Natalya Nikitina estimates the amount of the transaction between Yuri Kobidze and Apollax Group at RUB 700 million. A Kommersant source in the real estate market says that Mr. Kobidze could act in the interests of MedSwiss. This network did not respond to Kommersant’s request. Now the space in the building on Tsvetnoy Boulevard is occupied by the On Clinic medical center.

Sometimes, however, private investors buy out such properties. So, last year, former top manager of Gazprombank Oleg Titarenko, who was responsible for working with problem borrowers, purchased the building of a medical center in the southwest of Moscow for more than 1.5 billion rubles. Premises with tenants in the form of medical clinics, dentists and test collection points are in quite high demand from investors, notes DNA Realty CEO Anton Belykh. The investment in opening a clinic is much higher than that of most other tenants; such a counterparty enters into long-term contracts - for 15 years or more, so it is unlikely to move out and close, he adds.

In addition, medical services are in demand at any time, especially in the center of Moscow, where people with high incomes live and are willing to spend large sums on their health, notes Mr. Belykh. The services of private clinics have really been gaining popularity among Russians lately. The number of purchases of medical services in January-June 2024 increased by 20% year-on-year, the average bill for them increased by 18%, to 4.7 thousand rubles, Chek Index analysts calculated. Consumers are often dissatisfied with queues and the list of services in the state segment: some popular tests, such as tests for vitamins or hormones, are not available under the state guarantee program, experts previously explained (see Kommersant on August 20).
